Worth to cost- reserve at the exact time!
We went with our two grown sons, one of which is on an exchange program in Tokyo for a year. We got to the hotel by bus from Tokyo. It takes you to the train station and a city bus easily took us to the hotel.
There is an on scene for men and one for women. After speaking to my husband and sons, they must be identical. Each on has two stories and multiple pools, as well as a sauna, even with the fog clouding Mount Fuji. The views from the Onsen were amazing.
We were also able to arrange in room massages. While the massages were very good it was traditional Japanese style and with the language barrier my husband and I were a bit confused that we were not supposed to take our clothes off. In the end, we figured it out and they were very good massages.
The rooms were beautiful with a sunken table to enjoy the view. I would’ve liked to have gotten one of the rooms with a private hot tub, but did not get to the booking early enough.
This is probably one of our favorite memories from Japan. On our last day, we did end up seeing Mount Fuji at a distance from the top of the Tokyo Tower. So we saw it eventually, even though it wasn’t from the hotel. And watching the snowfall from the Osen was awesome.

Service feels more like a budget hotel than a luxury ryokan
1. Mold in the rooms — unacceptable.
We are traveling with our baby and were shocked to find visible black mold in our room. The moment you enter, there’s a strong musty odor that signals poor maintenance and ventilation. When we brought it to the staff’s attention, they offered us another room — but it had the same problem. Mold in multiple rooms is a serious health and hygiene issue, and inexcusable at this price point.
2. No extra pillows — baffling.
Each guest is allotted one pillow, and when I politely requested additional pillows, I was told we could only receive one extra pillow — not one each, just one. Are my husband and I supposed to share it? This level of service would be disappointing even at a budget hotel, let alone a so-called luxury property.
3. Dated and poorly maintained rooms.
I don’t know if it’s just the room we booked (the 56 sqm Japanese-style suite) or all rooms, but ours looks like it hasn’t been updated since the 1980s. The wallpaper is stained, the paint is peeling, the carpet in the bathroom is stained, and the wooden floor seating area beside the tatami is literally chipping. It feels more like a forgotten budget inn than a premium ryokan.
4. Service and communication — deeply disappointing.
I’m trying to give the benefit of the doubt and hope this is simply a communication gap between the Japanese-speaking staff and non-Japanese guests. But if this cold, unaccommodating attitude is deliberate, it’s shocking. The lack of warmth or effort to assist, even when asking for basic amenities, left us feeling ignored rather than welcomed.
Ubuya coasts on its view of Mt. Fuji — and yes, the view is stunning — but beyond that, the service, maintenance, and guest experience are nowhere near what one expects from a 5-star hotel. For the premium price, guests deserve far better. I truly hope the management takes this seriously, because right now, Ubuya is misrepresenting Japanese hospitality and misleading guests with its ratings.

Great Location, Well Appointed and Great Service
1. The rooms with balcony onsen are fantastically great,
2. Evening meal is great,
3. Their staff dressing up for celebration is hear warming,
4. They even have a small photo studio for one to dress up as cartoonish celebration figures.
5. Friendly staff.
Not so great things:
1. Breakfast is very basic,
2. Booking is tricky. In particular for rooms with balcony onsen. The only way for me to manage making the onsen room booking is through their English or Chinese webpage (interestingly impossible through the Japanese page) and they only include one evening meal for a 2 night stay. Strange.
